The original landlord should obtain suitable indemnities from his buyer when he sells.

Thanks for that. The risk to the original L is remote in the first place and an indemnity would cover it. Apparently, the Landlord and Tenant Covenants Act seems to be for long leases rather than ASTs.

I have not checked, but feel confident the Act does not make a distinction between different types of tenancy.
