What is an npv?

Whether title is transferred or retained, the consideration is plainly the total payable in respect of the transaction.

Net Present Value - a calculation of the overall value of a series of payments (or receipts) discounted over time.

Well, that tla is not the consideration. If you agree to pay £10m spread over time, the amount you agree to pay is £10m.

It is a way of valuing your jam tomorrow deal. Where i was going was why is the buyers ability to pay tomorrow relevant if the seller can take the item back if payments aren't made?

Answering my own question, I guess a time sensitive or depreciating asset would be an issue

Land is rarely a time-sensitive asset. Obviously the value of land may go down.

Retention of title cannot work with land. The seller may take a charge to secure payment.

Land can indeed go down in value, in some cases reaching a negative value.
